Treasurer and Tax Collector

How to Pay Property Taxes

Los Angeles County accepts payments online, by mail, in person, and by phone. Online payment through the county portal is the fastest method. Credit and debit cards have a fee of 2.22 percent of the payment amount. The minimum fee is $1.49. Each transaction is limited to $75,000 including the service fee. Electronic checks are free with no service charge.

Mail payments to the address on your bill or to P.O. Box 512102, Los Angeles, CA 90054-0018. Include the payment stub from your bill. Use certified mail for proof of payment if mailing close to the deadline. In-person payments are accepted at the Tax Collector office at 225 North Hill Street during business hours.

Property Tax Exemptions in LA County

Property owners who believe their assessment is too high can file an appeal. The Los Angeles County Assessment Appeals Board hears these cases. File your appeal between July 2 and September 15 for regular assessment appeals. Some counties allow filing until November 30 but check the deadline with the Clerk of the Board.

Get the appeal form from the Assessor or the Assessment Appeals Board. The form asks for property information, your opinion of value, and the reason for your appeal. You may need to pay a filing fee. Attach evidence like recent sales of similar properties, appraisals, or photos showing property condition.

The Board schedules a hearing after you file. You will get at least 45 days notice before the hearing date. At the hearing, present your case and evidence. The Assessor will also present their valuation. The Board then decides the correct value. If you win, your taxes are reduced for that year. If you lose, the assessment stays the same.
